Application Process

Residential Application Process

  • A separate application is required for each applicant 18 years or older regardless if applicants have the same last name
  • We accept the first completed and qualified application.
  • Your accepted application is valid for 45 days for any of our rentals which you qualify to rent.
  • Applicant(s) must view the exterior and interior of the property before submitting the Security Deposit. The property will remain on the rental market until the Security Deposit has been received.
  • If you have a pet, we require current vaccinations during the application process.
  • All applications are subject to a NON-REFUNDABLE processing fee of $45.00 per applicant via Mastercard, Visa, Google Pay, Discover, Apple Pay, or American Express
  • The application process takes approximately up to 7 working days. Complete and accurate information on the application will speed up the verification process.
  • An incomplete and/or illegible application will not be reviewed, processed, and can result in delays and/or nonacceptance.

  • The application must be completed in its entirety. A completed and legible application will make the process go smoother and quicker.
  • Each pet must have a separate completed application
  • Proof of vaccinations must be submitted once applicant has been approved
  • There are no pet application fees

How to Pay Application Fee

  • All application processing fees are NON-REFUNDABLE.

  • AMERICAN EXPRESS, GOOGLE PAY, DISCOVER, APPLE PAY, VISA or MASTERCARD accepted by phone or electronically by including on the bottom of page two of the application.
  • DO NOT EMAIL CREDIT CARD INFO.

Pre-Approval Process

  • Your application may be pre-approved prior to viewing or choosing an available rental property.
  • If the application is completed and qualified, it is valid for up to 45 days towards any rental you qualify for.
  • We do not guarantee that any of the available rentals you are interested in will be available within the 45 days.

Applying for Trailer Spaces

In addition to the above, we require the following:

  • The vessel must be fully self-contained. Example: full bath. 
  • Vessel must a model of year 2000 or greater.
  • No campers or buses are permissible.
  • Time-stamped current photo of the vessel.
  • Current registration of the vessel with proof of insurance.
  • NOTE *the vessel must be registered in the name of the person applying & occupying the vessel.

How to Qualify for a Rental

  • INCOME that can be legally verified. This shows us your ability to pay the rent; recent bank statements, paycheck stubs, 1099’s Income Tax Returns.
  • CREDIT HISTORY that shows consistent on-time payments with lines of credit. This shows us your willingness to pay the rent. Late payments, delinquent utilities, charge offs and collections can be detrimental.
  • RENTAL REFERENCES from the past four years that are favorable. This shows us how you take care of a property. Renting from family or friends does not constitute a rental reference.

Additional Documentation Required to Process an Application

  • Government-issued photo ID such as driver’s license, State identification card, passport or military ID.
  • Legal documentation to substantiate proof of income, such as current pay stubs, bank statements, 1099 forms or federal tax returns.
  • All applicants are entitled to a free copy of their credit report.

Short-term 30+ Days Fully Furnished Rental Application Process

Commercial Rental Application Process

The Following Are Required Documents When Applying for a Commercial Rental:

  • A completed application 
  • Valid proof of Government PHOTO ID
  • If applicable, proof of a current business license

How to Remit the Application

Enter the requested information directly on DocuSign and click the “SUBMIT” button to submit electronically.

A commercial application fee of $60.00 will be required when submitting your application and is Non-Refundable.

All fees submitted must be by money order or credit card.

DO NOT EMAIL YOUR CREDIT CARD INFORMATION.

All applicants are entitled to a free copy of their credit report.

Commercial leasing procedures in the order as follows
LOI (Letter of Intent):

  • Outline desire lease terms on LOI form 
  • Submit completed form 
  • Once terms are agreed with, we will need the information below

Business plan:

  • Brief description of the services or products that will be provided or sold
  • Project income and expenses.
  • Business commences date
  • Hours of operation
  • Mission Statement

Financial Statement: include the following…..

  • Latest tax return
  • Bank Statements    {6 Months of last current}
  • Capital to cover business expenses for six months
