Rental Process & Application – Residential

The Application Process:

  • A separate application is required for each applicant 18 years or older regardless if applicants have the same last name.
  • We accept the first completed and qualified application.
  • Your qualified application is valid for 45 days for any of our rentals which you qualify to rent.
  • Applicant(s) must view the exterior and interior of the property before submitting the Security Deposit. The property will remain on the rental market until the Security Deposit has been received.
  • If you have a dog we require you to bring your dog to our office for viewing along with written legal documentation to substantiate ownership and status – before the application can be accepted.
  • All applications are subject to a NON-REFUNDABLE processing fee of $45.00 per applicant.
  • The application process takes approximately up to 7 working days. Complete and accurate information on the application will speed up the verification process.
  • An incomplete and/or illegible application will not be reviewed, processed and can result in delays and denial

How to Apply

  • Click on the “Download – Print Application” button below to open & view the application.
  • Click on the “Complete Application Online” button to use the editable pdf form and submit electronically through a secured process. There are two (2) pages to fill out. Must fill out both pages before submitting.
  • The application must be completed in its entirety. A completed and legible application will make the process go smoother and quicker.
  • We review all applications prior to accepting payment for the processing fee. If you are visiting our office in person, please allow up to 45 minutes for this review. NO WALK IN’S ARE PERMISSIBLE AT THIS TIME DUE TO COVID-19

How to Remit Application

  • Option 1 – Enter the requested information directly through our doc-u-sign site and the system will walk you through the process electronically.
  • Option 2 – Print the form, fill it out in blue ink, scan and email to: jill@riverhomes.com sherry@riverhomes.com or fax to (707) 869-1739.
  • Option 3 – Visit our office to fill out or submit an application in person. AT THIS TIME WE ARE NOT ACCEPTING ANY WALK INS DUE TO COVID-19. You can drop your application in our office mail box to the left of our office front door.
  • We review all applications prior to accepting payment for the processing fee. If you are visiting our office in person, please allow up to 45 minutes for this review. NO WALK IN’S ARE PERMISSIBLE AT THIS TIME DUE TO COVID-19

How to Pay Application Fee

  • A completed application {s} is to be submitted at no cost for review not processed for anyone that is 18 of years or older. Incomplete applications will not be reviewed.
  • Once we receive the application {s} we will call you to set an appointment for all parties to view. Allow up to approximately 3 days for a team member to reach out and contact you.
  • We require a signed, and dated PEAD-V {COVID-19 ENTRY FORM} to be submitted by all parties viewing the premises. Anyone who enters the interior of the property without permission and signed PEAD ENTRY FORM the application is immediately dismissed.
  • A scheduled invite will be sent to you by email to confirm your appointment. You must confirm by accepting the invite.
  • Appointments for viewing homes are scheduled Monday through Friday between the hours of 9:30 am to 4:00 pm Some times vary due to the location of rental property
    We ask that all parties be punctual or we will cancel your appointment.
  • Arrive at our office at 14080 Mill St. Guerneville, CA to pick up the keys to view the property unless otherwise directed.
  • Bring a credit card for the key deposit which is given back to you when keys are returned back to our office. We allow 1 hour to view the premises. Time may vary due to location of rental property.
  • Valid Government Photo ID is required by everyone 18 years of age or older.

Our office hours are Monday through Friday 9:00 am – 5:00 pm, closed Saturdays, Sundays and all major holidays.

Additional Documentation Required to Process an Application

  • Valid Government photo  identification such as driver’s license, State identification card, passport or military ID.
  • Legal documentation to substantiate proof of income, such as current  pay stubs, bank statements, 1099 forms or federal tax returns.

All applicants are entitled to a free copy of their credit report.

I’ve been renting from D&G for the past 3 years or so. And It has been nothing but a positive experience for me. They have been very prompt about fixing things that breakdown or are not right .And recently I had some surgery which incapacitated me for a few months. I discovered that my electric sub panel is connected to the lights in the hallway and the yoga studio which means I am paying for their electricity. Also, have we decided to keep the planter box? It is overgrown and I would like to use that space to display art. Thanks. Mark.
