To view the exterior:
You are welcome to drive by any of our homes and view the exterior. If occupied, please do not disturb the tenants.
To view the interior:
If the property is still occupied or it is shown by appointment only, you will need to submit a completed application prior to setting up the appointment. You can download our application from our website and fax or email it to us. We do not process the application unless you decide that you want to apply for the property or you would like to be pre-approved. If it is vacant you can check out a key with a $20 cash deposit, a valid form of i.d., and a completed checkout form. Keys must be returned within the hour after checking them out. You must arrive 1.5 hours before we close to view the inside of properties. For rentals that are outside of the area, please arrive before 3:00pm. for viewing the property and returning the keys back to our office. Our office hours are Monday through Saturday 9:00am-5:00pm, closed Sundays and all major holidays.
To apply for a rental:
We will not rent any of our properties without seeing the exterior and interior first
A separate application is required for each applicant 18 years or older, married couples only need to submit one.
The application must be completely filled out in black ink and valid proof of ID must be submitted.
An application fee will be required when submitting your applications. The applications fees are:
All application fees are $35.00 per application
For Commerical applicant $50.00
All fees submitted must be in cash, money order or credit card. If you are sending the fees in the mail, please send a money order in the appropriate amount and mail it to: P.O. Box 418, Guerneville CA 95446.WE DO NOT RECEIVE MAIL AT THE STREET ADDRESS. We can also accept credit card transactions over the phone providing you have a valid e-mail address or fax # to sign the credit card receipt.
All application fees are NON-REFUNDABLE
The process to run the application takes about 3-5 days. Accurate and complete information on the application will speed the verification process.
If relocating to our area:
You may get pre-approved by processing your application prior to your arrival.
We ask that you:
- Download and complete the application from our website
- Email or fax it to us
- U.S. Mail the application along with the appropriate fees to: P.O. Box 418 Guerneville, CA 95446. We only accept money orders in the mail, please do not send cash. You may call us with a credit card #.
- Provide all supporting legal documents showing proof of income. Failure to do so may result in the denial of your application.
The application fee is non refundable
Once the application process has been completed, we will notify you whether the application has been approved. If it has been approved then you may come and view the properties and select which one you wish to rent.
We do not guarantee that the properties you are interested in will be available at the time of your arrival.
Once application process is completed:
We accept the first completed qualified application. Your application is valid for 45 days for any of our rentals that you qualify for.
Once your application is accepted, you must post the security deposit to secure the rental. Until the security deposit is secured the property will remain on the rental market.
All applicants are entitled to a free copy of the credit report.
