Residential Rental FAQs


What do you have available for rent?

D & G Equity Management manages commercial and residential rentals in Western Sonoma County, primarily along the Russian River Valley, including Santa Rosa, Sebastopol, Rohnert Park and Windsor. You can find a current list of all of our available residential rentals HERE, and printed copies are also available outside of the front door of our office located at 14080 Mill St., Guerneville. We update our listings on a daily basis, so check the website for the most frequent updates.

Can I view the rental?

Most of the addresses to our homes available for rent are listed on our website and you are welcome to drive by and view the exterior. Please do not go onto the premises. (See instructions below about how to view a property if it is occupied.)

If a property is vacant: you can check out a key from our office to view the property before 4:00 pm, Monday – Saturday. Bring your valid picture ID and $20.00 cash for us to hold while you have the key. We will take information on a Guest Card and you have one hour to view the listing and return the keys to our office. *Please note that for rentals that are outside of the River area (Forestville, Santa Rosa, Sebastopol, Cazadero, Rohnert Park, Cazadero), you will need to arrive before 3:00 pm. Our office hours are Monday through Saturday 9:00 am-5:00 pm, closed Sundays and all major holidays.

If the property is still occupied or shown by appointment only: drive by the exterior of the property first, then if you are interested, please submit a completed Rental Application for review and we will arrange an appointment to view the inside. Our Rental Application can be filled out and submitted electronically, or you can download it to fax, email or bring it to our office in person. We do not process the application unless you decide that you want to apply for the property or you would like to be pre-approved. Please note that appointments are made in advance and are subject to availability.

I found a home I’d like to rent, what do I need to do now?

The first step is to complete a Rental Application form and pay the Application Fee. An application is required for each person 18 years and older who will be residing at the property – regardless of whether they will be paying rent.

Where can I get a rental application form?

Rental application forms are available here in our office, Contact Us or you can download one at bottom of the Rental Process page. Upon request, we can also email or fax an application form. A separate application is required for each applicant 18 years or older; legally married couples can use the same application form.

What is the application fee?

A non-refundable $40.00 application fee is charged for each applicant 18 years or older. The fee may be paid by cash, money order or credit card only, no personal checks are accepted. Application fees are subject to change. We can also accept credit card transactions over the phone. Do not email your credit card information.

What information do I need for the Rental Application?

You will need to provide information about your employer or other sources of verifiable income, rental history (including current and previous residences), and credit and bank information. Additionally, you will be required to provide a valid form of photo identification for each application. Make sure all of the information requested on the application form is complete, current and legible, and all phone numbers and other contact information you provide are current and working. The application must be completely filled out in either black or blue ink. Incomplete or illegible applications will cause delays in the process.

How long will it take for my application to process?

The rental application process typically takes about 5-7 business days. The credit report, eviction report, criminal and background check are usually completed within 24 to 48 hours, while the rental references can take a bit longer. *PLEASE NOTE: the more complete and accurate the information on your application, the less time it will take to process!

I already had a credit check run through another agency, can I use that here?

That depends on the date of the credit report and the information that it obtained. Please note that we will still need to verify rental references and source of income. Contact our office for more information.

What happens once my rental application has been accepted?

Once your application has been accepted you must pay the security deposit in full in order to hold the property you wish to rent until your move-in date. First, if you haven’t done so already, you need to view both the exterior and interior of the property (see instructions for viewing a home above). After you have viewed the property, you can pay the security deposit in full, which “holds” the rental property off the market. Unless the security deposit is paid in full, the property will continue to stay on the rental market, and we will continue to accept rental applications for this property.
